Twenty-one years in real estate. 502 closed sales as a principal agent, as of August 2026. Experience in this business is a numbers game, and that is a number few agents in San Francisco can match — enough transactions to have seen every way a sale can go right, and most of the ways one can quietly go wrong. Broker Associate, which is the license with the extra schooling: additional coursework, an additional exam, and documented experience beyond the salesperson license most agents hold.

Five hundred negotiations teach you things four hundred don't. When you've priced, marketed, and closed at that volume — and along the way mentored newer agents through the deals that were going sideways — you stop being surprised by anything a transaction can do. Today, all of that experience works for one neighborhood: Pacific Heights, where I live.

Before real estate I was in law enforcement. That job trains you to read a room, and I have never stopped doing it. At an open house I watch buyers walk in, stop in the front room, and try to put on their poker faces. Too late. More than once, an offer has come in that was less than perfect — except I had hosted the open house, and I had already seen how the buyers felt about the home. When you have seen a buyer fall in love, you negotiate differently. We held firm. They came up.

I live in Pacific Heights. My wife and I are here with our fifteen-year-old; our two older daughters are off at college in Santa Cruz. Off the clock, you'll find me hiking, catching up with friends, or conducting a slow, rigorous, entirely self-appointed survey of San Francisco's sushi counters.

I write The Pacific Heights Report, a monthly letter delivered to homeowners in the neighborhood. It has real numbers in it, with named sources, and a trivia question where dinner is on the line.

What I believe about this job

The difference between the homes that sell quickly for strong prices and the 1-in-4 that end without a sale usually comes down to strategy and effort, not the market. My job is the strategy and the effort.

How I work

I answer my phone. I host my own open houses — the research says they work, and I've written up why. I price from data I publish openly every month, so you can check my reasoning against my sources. And I will tell you if I think you shouldn't sell yet; referrals are the best compliment there is, and they only come from straight answers.
